I've been a happy American Home Shield customer and have used my warranty coverage on multiple major appliances — washer, dryer, refrigerator, and air conditioning. In each case, AHS came through and got things taken care of without a lot of hassle. It's genuinely reassuring to know that when something breaks down, I'm not facing a huge unexpected repair bill. The claims process has been straightforward, and the technicians they've sent have generally been knowledgeable and professional. For anyone who owns a home and wants peace of mind on their major systems and appliances, AHS is worth every penny. One small note: I'd suggest requesting that they not send Sears for service calls — that particular experience didn't live up to the standard I'd come to expect. But that's more a reflection of the contractor than AHS itself. Every other service visit has been solid, and I wouldn't hesitate to recommend American Home Shield to any homeowner.
I would be very cautious about buying an American Home Shield plan. My experience has been that the warranty added a layer of bureaucracy at exactly the moment I needed help. I had a garage door issue where the contractor's diagnosis seemed incomplete compared with what they told me verbally, and the AHS appeared to rely on the narrow written diagnosis rather than trying to understand the full problem. I was left feeling like I had to manage the contractor, manage AHS, and argue over whether or not it was being properly captured. It's not what I wanted from a home warranty. I wanted a company that would help resolve a home repair problem. Instead, it felt like I was stuck between a contractor with possible upcharges and a warranty company looking for the most convenient reason not to cover the work. The cancellation and non-renewal process has been frustrating too. I tried to stop the plan from auto-renewing before the renewal date, and even that was not straightforward. I was not asking for anything complicated. I just wanted to give notice that I did not want another year of coverage and did not want to be charged again. Overall, AHS has felt less like protection and more like another time-consuming system I have to police. Maybe it works better for some people, but based on my experience, I would not recommend it. Read the contract carefully, document every call, get everything in writing, and do not assume the company will make coverage or non-renewal simple.
I participated in the HVAC upgrade program in November 2024. I (naively) assumed that the upgrade would include a selection of ENERGY STAR-certified products. This was important because I wanted more efficient equipment, and because I wanted to submit for $1200 in federal tax rebates, which would have made the upgrade more affordable (otherwise I would have waited/not upgraded). I was never provided the energy efficiency information on the product choices and it wasn't until they came for the install that I learned the products were not at the EE level that qualifies for the tax rebates. American Home Shield passed this issue on to front door pro, who also did nothing about it. Fast forward to June 2025. I'm finally able to use the AC portion of the upgrade and it runs the entire night and isn't cooling. I call AHS, who again punts it to front door pro, who informs me that it's beyond the 6month recall period, so I have to pay a service fee to have it fixed. I already pay a ridiculous amount per month for coverage, plus the thousands of dollars I shelled out for this upgrade. Ridiculous. Long story short, find your own qualified HVAC contractor and do it all through them. And if they don't inform you of all the available utility and federal tax rebates available to you to support your upgrade, then you don't want to work with that contractor.
