Evaluated multiple apps for running real estate deals. This is the best one with the most free features. I hope as my business grows to pay for the upgraded features and access. It has quick easy definitions for terms and shows you formulas, I love learning from it You can itemize purchase and rehab costs or use whole number estimates The refinancing loan terms get entered neatly and does the calcs for you The end product reads clean and easy to understand, it’s all editable on the summary sheet in case anything sticks out or you want to make last minute changes You can set your purchase criteria and it will compare your results to see if it fits as a good deal for you. It also compares to a few rules of thumb. You can create your own template - something that enters all the same information each time so you just change purchase price and other property-specific info and it runs the numbers quickly Cost: Free to use and add properties Upgrades: Plus - 50 properties, 10 sales/comps, 15 photos per prop, 10 of your templates, current public records search $120/year, $14/month Pro - unlimited all, enter your own comparison criteria, customize comps, report format to spit out, property owner lookup. $240 year or $29/month When you import property data using the address search, it lets you choose one of 2 estimators for price and gives you a rental estimate from RentCast, I love that. No free resources for Gross Rent or ARV on BRRRRs Overall - Runs like a fancy excel spreadsheet Wizard that guides you through your calculation, but it will still be UP TO YOU to do due diligence and provide information like insurance, rehab scope and cost, taxes, etc, you find it yourself.
I just started using the free version of DealCheck a few weeks ago. I have been looking for software (Web & App that sync) to track my rentals and quickly evaluate investment opportunities. DealCheck seems to do that and very easily. I am a Real Estate Broker and I am finding this very helpful to evaluate investment opportunities for my investors prior to discussing with them. I have already recommended the app to one of my investors to give it a try. Very happy so far. **I would love to see DealCheck add the ability to summarize my portfolio. Would also love to see it let me enter rent payments, print P&L and rent roll, and log trouble calls. I don’t need anything more sophisticated than that and it would be the only software I would need. Hint Hint**
I’ve used this app to analyze dozens of deals and it’s great!! You can import the property details and modify anything you want. It takes about a minute to know if it’s a worthwhile deal or not!! I also enter all the details after I close in a property and save the profoma so I can see how the property performs, over time, compared to my expectations. I haven’t used a lot of apps to try to do these things because I love the way DealCheck works. I use the free version and just delete a few properties when I hit the limit of (14?).
