HappyNest Invest

Update: I firmly believe this company has stolen my money. Still no information on when to expect my account to close and money sent. States minimum 6 month hold that turns into years. This is pretty much a similar issue many have already vented about on here regarding this app. I understand they state this is a long term investment and as such you should expect to have your money in for the long haul. So I understood that it would take time to receive my money back if I ever asked to pull it. The problem is in the length of time it takes to get the money back, as I’ve been waiting almost two years for mine. Their first response was that redemptions were paused because there was some sort of restructuring going on so no dividends were payed out and you couldn’t buy or sell. Then it came back and each quarterly board meeting by passes by and the redemption isn’t approved. They won’t even notify you if the request wasn’t approved. They still have my money that was used in the purchase of the real estate but I guess since I requested a redemption they get to keep using my money and I don’t see any dividends. I feel like I should be getting something while they still have my funds considering it isn’t a quick process.

Easy for beginners to start growing a small egg. Compounding micro transactions and time is the way to really make this kind of investing work at all. —Please, be sure to read what are you are getting into, this is a REIT, it’s essentially buying positions in a stock, but what the company does is real estate management and the investment side of things. You are not to have access to money at all times, you are locking it in for periods at a time be sure to know your terms and don’t give bad reviews because you didn’t read and thought you could withdraw your money at any time, which you can’t! I don’t know about everyone else but my investments are in it for the long haul, it’s a nest egg, not a checking account. It’s a shame such a good tool for intermediates lost a star on the App Store due to ignorance. Thanks!

Like many of these new real estate apps, it’s nice to be able to buy “real estate” with these apps in low dollar amounts. However, the issue with them all is you own phantom real estate. You only own shares in an LLC—you never actually own a part of the deed. But it’s still an interesting way to diversify. However, unlike the other real estate investment apps, HappyNest locks your money up in six month tranches. If you need money, you can only make a request twice a year at their designated time. Not helpful if you need the money in an emergency. At least with the stock market, you can sell at anytime. And with true real estate, you could sell via the open market within a few weeks (if you really had to) and close a few weeks later. Or get a home equity loan. But here, it’s 5% APR and your money is hostage. Some more liquid real estate apps include Landa, FundRise, and ConcREIT. They too each have their issues, but I’m more comfortable investing my money into apps which include an easier withdrawal process. If HappyNest offered 8%+ Annual ROR, then maybe the six month lockup could be justified. But it’s 5%. You get much higher with Landa, and it appears FundRise and ConcREIT. HappyNest needs to either allow more efficient withdrawals or dramatically increase the ROR. Until then, it’s a very UnHappyNest.
